Initially I see a tenant who has had free rent for quite some time and who needs help.

That could end up being 2 men 2 days or an extra bill for 32 hours .Now I explain this up front to the customer and they initial this on the contract so they know .A bit of information .A professional licensed , and insured contractor is a business , they will have their own contract preprinted .

And I applaud those people who have taken that initiative to fulfill their dreams. 

They are both month-to-month leases, I thought I put that in the initial post but I may have forgotten, my apologizes.

I dont think anyone has actually given any tax savings tips yet so here are some initial thoughts. 

Not expecting a large CAP rate or much cash flow initially but hoping that will change in the medium term (~ 3 years).

@Hadar Orkibi I was just sitting down with brokers discussing our initial criteria and this is when they started asking about ability to close.

@Anthony Hummel I'm curious - what does it entail Platinum Member with ABA and what structure are they proposing to you for what initial setup cost and ongoing maintenance costs?
