We are focusing on Delaware county of Pennsylvania, especially interested in places like upper Darby, prospect park etc.

We own the Ohio property via an LLC and we own the DE property in our personal names (in case relevant). 

My Developers mind was struck by building concepts such as minimum lot sizes, setbacks, Fire department access, need for cul-de-sacs, storm retention ponds, etc. 

Would be able to cover mortgage easily without renters and am single with no dependents in mid-20s.In the 5 months I’ve owned house it’s appreciated another 7% as my neighbors with similar home in curl-de-sac have sold for a lot more, though things are slowing down now and could reverse.

Wondering if Delaware beaches might be less harsh on houses (maintenance/upkeep), and whether it is easier to profit on a home there. 

If you really want to invest in hard assets upon a sale that is an option and happens more frequently, but if you want to just take a more passive approach and are primarily motivated to lower your tax bill and get passive income you can also opt for a Delaware Statutory Trust (DST).
