Hi,I'm currently buying a house on contract here in Indiana from someone, and 4 months into the purchase, we're getting nickel and dimed to death on repairs (new plumbing for clogged drains, hot water heater going out, etc.).My question...Is it my responsibility to pay for a new hot water heater (around $1500) for our house, or do I have some recourse so that the actual owner pays for it?

House is small, 1500 -1700sf, 3 bed 1 bath, kitchen not big enough to eat in, will be a galley kitchen when done.I wasn't aware of any time lengths imposed by the VA as far as living in the home before reselling.

If cash flow is strong enough, one could reinvest continually and transfer all the properties at death, but due to other interests, I am hoping to keep the business relatively small .... and have a more flexible exit strategy :)For Jerry and David -- my fellow Pittsburgh investors -- I like lots of areas in Pittsburgh, but I know the East End best so I stay there.

This is a C neighborhood.Building has leaking pipes in the basement, built in 1910, all 1 bed rooms, 1 bath, old style windows, no insulation, needs new roof, 3 furnaces and the list goes on.

MH loans are difficult to obtain conventional loans on, for various reasons, low loan amounts, no comparable sales, trailer is too old, not tied down as RE and is a chattel secured note, not to mention the likely borrower issues as to why a buyer just wouldn't go buy a conventional home, low income, poor credit, lack of employment history, lack of credit, there are reasons why people would live in an 1977 Fleetwood Home, 12X60 as opposed to a 3 bed 2 bath brick home on 5 acres down there.
