Account ClosedAny person engaged in property management activities in Illinois needs to be licensed.This would include showing a unit for sale or lease.The only way to get around that would be hire a leasing agent, which can only be used for leasing activities and not sales.

In my opinion it is EASY to find a property that cashflows and has a favorable ROI, I find those all the time; what is a bit more challenging is finding that along with the 20% under market, or value add potential but, this is how I look at property - it needs to have upside along with cashflow.

Thomas Marshall I am sure it is, the challenge will be what position are you in 1st or 2nd and if your 1st then getting s lender to be in 2nd with 100% equity will not happen and then if your in 2nd your money is at high risk.If your looking to be passive either be a hard money lender or invest in mortgage notes.
