An additional thing to consider is that the Knoxville airport is currently under expansion which is designed to increase the capacity for the number of larger planes it can accommodate.

I was there in 09.. flew my plane into the airport there and it was really cool airport right on the water.. but it was a ghost town them.. all sorts of boarded buildings etc.. but blue water.. very pretty.. as you say the market has come back and that is good.. no one wanted to buy 15k houses that stayed at 15k for ever right??

This town is also located only 40 minutes away from the 2nd largest city in Panama, David, which by the way has an international airport that is expected to receive flights from the US within the next year!

Or, is it sought after for other reasons (college campuses are nearby, close to airport, etc)?

The area is adjacent to multiple military bases and the stable renting population that comes with that.
