Kids are teens now and we are settled to where I want to live the rest of my life. 

Keeping mind we are often dealing with 10's of thousands or 100's of thousand dollar of transaction value, lawsuits can get expensive very quickly. 

There could be many others we are not aware of as we rely on what people report to us, or what ends up in the subscription legal feeds because of court actions. 

I believe we are going to use a mix of the spreadsheet and quickbooks to keep track of our financials but as for paying contractors and vendors how do you separate each house?

I want to make sure that we are well within lending guidelines and will be approved.

We had all the RIGHT puzzle pieces sitting in our laps (great realtor, carpenters, and mortgage broker as close friends and family) so we just had to simply put them together (with a lot of hard work and having a family of 4 living in one room at a time for a couple years.)We are now moving to Roslyn, WA and hope to start a similar (although not as extensive) project there and also try to acquire some SFHs in Kittitas County to start our REI education/climb to billions. :) This feels like bragging, but it was a lot of market luck, hard work, amazing friends, and a wife with an eye for staging.
