We are looking at Land both in Largo and Clearwater (both opportunity zones) -  Per the City: We have enough square footage for 17 apartments (however-I'd like to explore the idea of Micro Apartments) - Ideally the firm we work with would have experience in this area.

These fees are usually based on the square footage as the “old” code mandated 1,000 square foot+ minimums when designing single family homes.

The craziest request I got was hey can you check the footage on your ring camera?  

Stairs, plumbing, electrical, minimum square footage etc. simply do not comply with most jurisdictions.Sell them to end users as a product and let them deal with the logistics of finding a place that will accept them.

My guess is the beach front with only 1 bathroom and much smaller footage (less roofs, walls, electrical, plumbing, flooring, etc) is going to have the lower maintenance/cap ex.  

The house next door is pretty similar to the one we are looking at (same beds/baths and sq footage and it was in great condition), it sold for $315k in May 2016.

I want to have these numbers correct before I contact the owner, the problem I’m having is that I looked up the property and it doesn’t say how many bedrooms of baths it is , it just gives the sq footage.

They checked in yesterday and when I reviewed the ring camera footage of them checking in they have a dog with them.
