A couple of caveats; 1) As this is an older property, it would not surprise me if the expense ratio was higher 2) Carrying cost are not included 3) Unless you have done this a few times before, renovation costs tend to inflate 4) Your time / effort is also not included.

The downside is that it is a lot of work and takes time and effort as well as knowledge.Crowdfunding on the other hand is completely passive once you have selected the investment.

You are, after all, providing a service in your efforts and can effectively charge a fee for your services under the declaration of a contractor in the form of a Corp or LLC.It gets very convoluted and if not done right, is illegal.

@Johnny Manziel, if it's genuinely a "B+" area, and $67.5k/door is a provable bargain, then you may well land on your feet with this one, though I suspect that being the landlord/manager for the other three units will prove to be a lot more work/expense than you anticipate.Paying a PM would generally cost around 10% gross rent, not 20-25%.
