What I had analyzed from my experience is that 1) People, especially those with family would prefer to rent a whole house where they don't have to deal with other tenants above or below them 2) Families, especially those with kids don't like to move every other year, so they are more likely to behave when it comes to rent payments 3) If you provide amenities that are not easily available in other properties in that neighborhood like washer/dryer, parking or more than 3 bedrooms, you can stand to charge an above average rent because you are supplying convenience.

An investor did the math for me on this property and I would only be pocketing maybe $200-300 a month (I would charge for parking and there's coin washer and dryers)   So I would be paying little to no rent.

Putting 20% down total cash to close 34K. 135K Mortgage (30 year) - expected monthly Mortgage (with Taxes/Homeowners) is $914.similar homes in the area renting out for at least 1600 (sometimes 100-200 more) - being conservative thinking 558 monthly profit at 1600 per month.I will be investing in putting a washer/dryer (hookups in) in the basement at 1K.Issues with home inspection - older water heater (asked to replace), older roof (asked for some repairs - about 20 years old), and older furnace (asked for it to be serviced) - waiting feedback from seller.
