I think there's nothing like "ground truth" and there's only so much you can find on the internet.- Lastly, and perhaps most importantly, before making an offer, I ask to see the rental history (where vacancies appear as missing income).  

I, of course, would prefer to have the rent coming in because we still have to pay our mortgage (we have not requested forbearance), our maintenance/cap ex, utilities (including internet), and taxes. 

ROI for internet leads is hard to determine because most people want metrics within a month or two on how well the leads are working.

I'd also wager that the established and halfway decent funds don't need to offer as high a commission as the shorter track record or poorer performing funds.
