I work with straight numbers.1 month vacancy ~8% $892 + utilitiespm fee 8% ~ $100/mo$2500/yr maintenance for a property that size ~15-20% ~$200/mo (some will say lower, I am conservative incase of a bad tenant, or major issue. )etc etc.
