It's still doable, and many buildings have been bought on those terms but you won't find as many sellers who will take you as seriously. here's how it would look on a contract:Purchase 2m1st: $1.5m (75%)2nd (vtb) $400k (@ 10% monthly interest only payments for five years with a balloon payment at the end, or whatever you can negotiate.

Its a 2 unit, 1 restaurant building in boston.Unfortunetly, the building doens't generate alot of income and I am under the impression that commercial loans are for 10years only....doesn't seem doable for me.I can't sell the builidng cause I've had it less than a year but my sibling wants to be bought out now!!!!

Also, this is a deal where the paperwork would have to be precise and bullet proof which means you got to find a competent lawyer, always in short supply for these deals.However, first and foremost, you need to make sure that your proposed selling price/ARV is authentic.There's a lot of steps here, but it's doable and when you come out the other side, you'll be a lot more savvy about where you want to be in the business.Good luck to you!

In my experience, long distance deals are doable, but typically only experienced wholesalers have success doing it this way.
