I’ve helped thousands of smart people with there accounts and love how much I have learned by helping others I also agree with @Dmitriy Fomichenko remarks and am not sure where the disconnect was with what you heard and what was said. 

I have worked with very good realtors.. and they always become investors and retire over the years.. smart ones !

A smart landlord would not want to defend the expenses in front of a judge. 

So I’ve finally made the choice that I will not be attending college and rather just work and save up for my first rental property.

Where do you see markets and assets that are of "like kind" where you have the choice of 40 units renting at $500/month or 20 units at $1000/month?

To me this is a very clear and easy choice - sell. 

Though, I will need more time and education before make the ‘cliff jump’, I would like to ask the smart people here about breaking into a difficult market in the state of New Jersey.
