I am thinking about purchasing my first property from my grandmother who is willing to do a gift of equity.

I am trying to use a gift-of-equity towards a portion of the down payment.

Hi everyone, Newbie here to the Bigger Pockets forums, and have a question regarding Gift of Equity.  

I'd also recommend making sure any romantic partner is on the same page as you and shares the same goals. 

While this is only for owner occupants the borrower can get gift funds from a parent (must have 3% of their own funds).   

The more you treat it like investment the more likely you are to cross any bar that a field agent may raise against you.In many cases, we'll see discounted rents being handled by the owner charging market rent with a full arms length lease but then gifting back money to the renter under the federal gift limits.  

This place is a miracle and gift from God. 

I've been looking into getting a multifamily property (house hack it), do an FHA loan and use part of my commission towards the closing costs (I'd also be taking a gift from a family member to cover a portion of the downpayment).
