@ariana alexic - typically, the management company is an empty shell entity (holding no assets) that is used simply for the purpose of dealing with third parties (signing contracts, leases, etc).

@Matthew Wright you're going to have a hard time doing this.Currently, you are bypassing a LOT of regulation requirements by letting the prospects pay the 3rd party directly.If you want to collect Application Fees, you will need to take on all the responsibilities & corresponding liabilities of Fair Credit Reporting Act and Data Privacy regulations.

Appraised at 255,500 and my credit score is around 780-when pulled I think it came around 760, but a reverse late payment that was reported (now resolve bc it was incorrect) my score went back to the original score.

I’d recommend trying to decide which route you prefer after the original hard money loan because the amount of time to actually create my last LLC was much longer than I expected despite the company that was doing it saying they had like a 2 day setup.

Don't use some unknown entity from another state that no one here knows.I think both of these companies will shoot you straight.
