I bought a beach rental and did not mind paying some of the mortgage because my family and I used it for personal reasons 3-4 months out of the year so it was OK for me to have that minimal cost.

This is because since utilities are included in their rents they have no sense of not wasting. 

For these scenarios, unless I am getting a heck of a steal, I make this a task for the seller as a condition of the sale.Got someone on month to month and just want to ease the transition and minimize damage and eviction expense in the event they don't vacant peacefully....I would go in with $500 plus their full deposit back.Naturally, I assume your situation is somewhere in between those scenarios and logically, so would be my answer.

Finding them, knowing which to focus on, those issues are the time wasting/losing propositions.Dion and Scott, I'll endeavor to leverage you advise to the maximum that I can.  

A flipper or a landlord who uses property management company for everything or a landlord who simply lives farther than I do would not see such value.If you are looking for deals to wholesale, do not waste your time looking on the MLS at all.

If you aren't going to be active and involved (or at least pay someone to do it for you) don't bother, you are wasting your money. 

I feel like this is just a post made to ignite an argument. 90% of it is so incorrect that I'm just going to assume you are a troll and not waste time addressing any point you've attempted at making.

As an investor would you want an easy flip and high profit or hard flip with minimal profit ( commission )??
