Its good that you investigated your funding options, you cannot dictate that you will find a house near a college and in that narrow price range and then decide to charge a certain rent per bedroom to make the return you desire.

yes. but spend the money now (especially if you can do some of the work) and it will be cheaper in the long run (once they are in, i have to hire contractors to get it done faster)2. good tenants - easier said than done. the quality of your rental will dictate the type of tenants you get. give them unit with stains and you will receive a unit with 10 times more stains. do your homework, get references, learn how to interview the applicants. it's an art, you just have to watch their body language, their questions, their car (is it clean, but not always an indication)3. respond to calls, check up on your properties. change the filters regularly. do not charge for changing a light bulb. treat them with respect until they stop paying.that's it, really..

I don't play in the residential space.I do get spammed by (Wholesalers) e-mailing me these (Awesome) deals (residential stuff).99 percent of the time they do not turn out to be awesome but duds.If you are a broker ALL the real estate agents activities that have to do with real estate falls under the brokers supervision. The broker can dictate with an IC agreement what the agent pays for with each activity and how much and even if an activity is not allowed by their company. Many newer agents are desperate to do a deal just like newer wholesalers because they do not have much money to survive.Doing a deal properly falls way to "I need the money at all costs" before I go under kind of stuff. This presents a huge liability to the brokerage. It just isn't worth it.I would say a wholesale deal has just as many hurdles as a real estate listing by a broker. Some deals are tougher and some are easier. You have to get a bunch of steps to happen to get it across the line. Some might say one is easier than the other but I believe that comes down to experience and knowing how to solve problems and get the deal to close versus a new person messing up a few steps or not being able to problem solve on a deep level.

I agree with @Jim Piper that if this is to be an ongoing relationship it is especially important that you make a stand and not allow this person to dictate unreasonable terms to you.

LOLI do not get too much into politics and the big picture too much.Dennis I understand your position. My mom a few years ago had a full knee replacement. The surgeon that operated on her is one of the best in my half of the United States.Medicare covered part of it and then her secondary insurance picked up the rest. She was one of the last patients with Medicare that this Doctor took. The reason he no longer was taking Medicare is not only were they going to start squeezing them on pay outs but the bigger issue was control of the patient care. For instance my mom has one of the best knees with no issues and full range. It's the same the professional athletes get for sports etc.The surgeon was telling us Medicare was fixing to dictate to them what brand and quality of knees they would have to surgically install in their patients. All because they want to buy cheap crap to make a buck and buy in bulk. The surgeon said he is not putting in junk knees from Medicare and then the patient sues him for revisions, infections, messed up internal parts that fail prematurely when the problem isn't the surgeon but being forced to use an inferior product.More policy thinking they know what is best but creating more problems than solving them.
