@Joseph Barnes ,Something you'll need understand about being a landlord versus being a short term rental host is that as a STR host you're crossing over into another industry: hospitality, on top of being a property owner.A short term rental is expected to be fully furnished as well as fully stocked with a coffee brewer, pots, pans, utensils, dishes, cups / glasses, flatware, towels, soap / shampoo, other bath items, bed linens, ... even some basic food items like breakfast cereals, canned items, etc.

., near Shenandoah National Park or in WV near the VA/MD border) that would serve two purposes: (1) a peaceful retreat from city life, and (2) a rental property for short-term stays/experiences (e.g., something we could list on Airbnb).One takeaway from searching these forums is that we should, from the outset, have a detailed agreement in place to spell out the rights and responsibilities for everyone, such as decision-making authority, managing membership/ownership interests, etc.

If the idea of moving out ever crossed their mind (I haven't been able to read that as they always sound like happy tenants) an increase will make them want to move out and that will put me in somewhat tight spot because of the pandemic as I may have to show the unit to prospective tenants once the current tenants are out making me lose at least a month's of rent and a possibility of carefree tenants.I will consider small increments as indicated by other members.Thanks

My mother in law is looking for a home for rent and somehow came across someone renting a 3/2 home.We went and saw it and the man (not the owner) he says he’s the broker.. very quickly wanted us to do the approval application and so we did because we loved the home.But I wanted to cross check it with another realtor of mine whose a family friend and she said she can’t find it anywhere on the MLS and that she looked under properties for sale and it sold in 2013.All listings show “off market”Does this look sketchy to anyone?
