@Daryl Jarrett most lenders will have credit overlays on FHA and will turn them away without even running the file through the automated underwriting system.  

Although I have some money, credit is great, and do want to do a deal, it seems agents can't be bothered with too much more than their automated email lists.

Your lender will run your file through their automated underwriting and if they get an "Approve/Eligible" then you're qualified.

Fannie Mae's automated underwriting system is actually starting to waive the need for any appraisal on some loan casefiles, but not everyone is honoring this determination, and I know for a fact that not everyone even reads the AUS results where this nice little bonus would be.Appraisers are actually underpaid IMO.
