This isn't to try and get one over on you, but I'd have to protect myself against the tough transition points between the surprises that they hadn't finished yet, or did incorrectly (not saying due to shotty work, it just happens sometimes), or any other things that I'd then be placing myself responsible for as the new license holder on the permit.

Again, your purchasing power, your subs (or GC) will also determine fluctuation in these costs as well as quality of the finishes, design, etc.

@Brett MachJust to "finish" the reminder and not to contnue the hashing:  just calc the difference or use the equivalent value of the "jobs" this sweat equity person is doing. 

However, I did do very nice finished (close to class A finishes on the class C).

We've had three tenants in three years and usually about a two month vacancy in-between tenants so any profits we make in the year go into holding costs in-between tenants but it's essentially paying for itself and are almost finished paying off the mortgage so expect larger returns in 5+ years.

At the time of our pre approval, the HELOC wouldn’t have shown up because we hadn’t finished the appraisal and didn’t know if it was going to be a great option for us yet, so we didn’t think to mention it to the lender.

Otherwise it is fully finished.
