@Sandra KimThe withholding agent (I’m assuming the title company in your case) generally should be remitting the withholding tax directly to the IRS out of the sales proceeds.

If so, what would be the first few steps in the right direction?

I was reading some articles (like the one linked here) about there being a federal ruling late last year regarding how buyers' agents will not receive direct commission from home sales in the future. https://www.paloaltoonline.com/real-estate/2024/02/20/after-...However, my cousin, who is currently a buyers agent with Compass in CA says not much will change, stating that if buyers' agents aren't paid, then who will connect homebuyers with the right sellers?  

If you lack leads, then focusing on marketing strategies..cold calling, direct mail, or texting etc.

As a CA contractor I only have to call my broker and the customer is added to my accord, that is then sent to the customer directly, not through me.

I'm trying to figure out a structure that would allow me to essentially pocket the $100K rather than applying it to debt.

You are in a sense brokering a deal without becoming an agent for either party directly.
