At what point have they abandoned their interest?

Collecting, high turn over, locking out late payers every month, bad checks, cleaning out abandoned units, mowing, door damage moving in and out, phone calls people asking for units, phone calls asking for rent, and by the time he pays utilities, mortgage, property taxes and liability insurance he says there isn't a whole lot left.

I know the place isn't abandon due to her car being out front and the electricity still being used.

My question is, gle do I track down owner for potential sale and two, should I even consider the first house since the abandoned house will make it harder to sell first, since it's right next door.

I have hope that the US will NOT abandon Puerto Rico and it's US citizens and that it will be a better Puerto Rico that what it is right now, that's why I'm investing. 

I am targeting houses that appear to be in disrepair, abandoned, vacant, etc.

Doug R.To find vacants one of two methods may help.1) Most areas have Tree Trimmer Business Card Walkers, find one and pay them to give you a list of the abandoned property they find.

if so you may be missing the ones where there is no good address. if the letter comes back to you "addressee unknown" you should work to find the owner and see if the house is abandoned.

I never put money into direct mail just to houses that were abandoned.

Now the trouble is that easily 90% or more of the vacant/abandoneds that I find in my farms are upside down and/or in foreclosure and/or an REO.
