Currently we are in the middle of refinancing our home and plan to do one of the following:- take a cash out to use as a down payment for a rental property - get a Home equity LOC for the same purpose - try to find an investor with cashWe're not sure what the best option would be or what we will qualify for.

I wouldn't sell this one at ALL, you put yourself smack in the middle of where the city is going over the next 20 years, bravo.

Our real estate market is so hot (Nashville, Murfreesboro, Middle Tennessee) that many occupied rentals are going on the market with the condition that buyers don't get to see the interior until it's under contract.  

@Wynton Grant, I was in the middle of a move from HI to CA, where I got a new house (new to me) in Escondido CA.

In the middle of August as my Rehab Insurance was expiring, they just finished the rehab and the property was rented.
