If you had a general warranty deed then it would be a yes.The QC deed just transfers any rights that person may have in the property.I can QC deed the golden gate bridge to you, but Since I have no ownership in this you would be getting nothing.Once you get a title search done you will know if you have 100% ownership with no liens or mortgages.

Trying to do N/R financing with unsophisticated lenders bridges on predatory lending, a borrower who introduces a loan arrangement, terms and conditions is responsible for the creation of that loan, not the lender, acceptance of terms doesn't mean that lender is sophisticated and was probably sold on the idea without full disclosure.
