It’s the new smoke and mirrors pitch.......there is nothing magic about a heloc....you are essentially just paying Extra toward your mortgage, which is actually cheaper without using the heloc.There are multiple threads on here, search Velocity Banking or just heloc.....you’ll get hours of nonsensical reading. 

Just curious if there is any magic behind those numbers.I hope this is clear enough.

Don't blow all your money on 1 mailing in hopes of finding that one magical deal that will put your REI business on the right track - you will be disappointed.

Just add an extra 1/12 to your normal payment for the same 'magic'.Paying off debt is never dumb, but there may be better uses for your money if your rate is low.

They can't just waive a magic wand and go OOPS just forget our mistake and pay up.Some areas even if the tenant is billed directly the utility company on a default tries to lien the property.

Magically the same day that I placed my offer there was a 2nd offer.

Buying a good home in a good area in my state will outperform every other investment I can think of, but you have to be patient and wait for time to do its magic.

I didn’t do these things but if I did, did the realtor or any bank ask how these things like carpet, paint, and appliances were magically fixed or replaced?

I have sent notices to all tenants announcing a raise in rent.. magically they all said they will more than gladly pay as they are happy to be getting new carpet, paint, and someone actually caring about the property again.. with the new tenants coming in and paying the new 2015 rates and raising the rent of the current tenants i am projecting the new annual rent roll now that we have filled the vacancies and raised the rent will be just under $700,000 by next October ( I did the math for next years rent raise also)..
