Example: you have $50K to rehab the house. your draw request says that you will spend $12,500 for "cabinetry", $9,500 for "bathroom accessories", and $10,000 for "decorations"... but you go ahead and start changing the plumbing, electric, and put a new HVAC.... well, the bank wont give you any money until you get to the $12,500 cabinets, or the $9,500 bathroom accessories. 3) The bank will keep 10% of each draw until the end. 4) The contingency reserve can be requested at "anytime"; HOWEVER, Unless your bank feels the changes in the work were necessary, they wont give you the money till the end.5) Choose right your contractor before the loan closes...

There is no new legal binding contract in place yet..... if they are in-fighting, you have every right to get that worked out before any contrsct is signedI would basically set a date for their final decision..... and let them make it....Three outcomes(1) Two girls stay and renew and find another roommate you screen and approve- until then they pay ALL the rent(2) They all agree to suck it up and all renew..... probably wont work out in long run....(3) The girls go and he stays....you lose 2/3 of tenants.... not a great choice(4) All three are out and you start again.....Personally if the 2 girls have been good tenants and they want him gone, I err towards their decision...... they are kicking him to the curb......not you

Refunded a deposit but now that spending even more time in the house getting it ready and with warmer weather, it’s clear their dog pissed everywhere and destroyed the carpet and air conditioner with let sander.
