If you're managing the investment yourself, you'll definitely need to visit and handpick them, give them an idea of what you're after, and monitor them religiously.In both cases, you shouldn't have to visit the area more than once.

Whether its a perfect solution or not is debatable, but it is indicative of how the market values homes in the area you're looking to purchase in.As Bill said - it's pretty common for the tax assessor to have incorrect sq ft information.
