I have found a medium multi family that is off market at this time.

Looking to invest In the Houston Area for small multi family 2-4 units for medium/short term rentals… any houstonians out there doing the same?

Here's details on the investments I make....Turnkey properties that I fully furnish and turn into medium term rentals.   

You could look into medium term rentals which charge a bit more.Also for capital gains, if you planned on renting it out after only living in it for a year, you'd have to pay capital gains when you sold it anyhow.

(We see that in several markets here in Colorado, for instance.)Like @Jake Baker said, maybe consider furnishing it and doing a medium-term rental?

House was already dialed in with medium quality rehab.In my opinion, one of the best way for newer people to get into the business is finding deals.

I find that the ROI on that property is not nearly as much as if I purchased a property very cheaply (under $50,000) and rehab it, putting $10-$30,000 into it, depending on its needs, so it is an medium to upper scale rental.  

Direct response marketing is so much more than the medium being used though, it's the ad itself that compels a prospect to click, then it's the landing page that compels them to fill out your webform, then it's your followup.
