Obviously the cost has to make sense though.Creating a business plan and a structured layout of the property goes a long way too.

It is great location and nice layout 1,400 sq ft. 

ACV (as many of my properties are in HOAs where you are basically forced to rebuild or give up the property as you are allowed only a certain layout.  

But if you have other properties that you want to purchase, I would give that local bank a call, and lay out the situation for them.

I would think that any improvements made are between them and the prior owner, you purchased it as it and it's not your role to go through the historical (how could you even verify) layout of the garage.

However, condos with this exact layout, ranging from 1,600 to 2,000 sqft, are popping up like wildfires here.

Can you design a driveway and home placement/layout that would only require clearing 10-20% of the land?

I am currently in the process of purchasing a SFH that has the perfect layout to add a wall and kitchen and make a duplex.

Both of the books I mentioned lay out a great plan and guidelines to this.
