That way if they Stay in the property all the way up through the actual eviction date there will be a recorded judgement with their names on record and future landlords will be able to take this into consideration when they try to rent again.

Tenants with regular w-2 income know they can be garnished for the judgement so anyone with a decent job probably won't do this either.

The LLC would be important in limiting the damage if the judgement exceeds the available limits or is for something outside  I would suggest also getting your attorney's opinion on the advantages of the LLC for your situation if it comes to an either/or decision.

I sued the tenant for damages solely based on the fact that they inherited this property and I could place a lien after recieving my judgement.

a lot of this depends on how much TRUE cash or equity your trying to protect.. if your just putting minimum down on turn key rentals.. there is not a lot of equity to protect and would be rare to the extreme anyone would pay to go the full monty getting a judgement against a house that by the time they foreclose and pay off our secured lenders and real estate fee's etc there is not much left.keep in mind 20% equity in the Average C class rental is really no equity.. nothing really to get.if your worried about cash for your daughters you can set up an irrevocable trust for them right now.
