There's been an ongoing story for the last year or two about a lack of summer workers on the Cape. 

Long story short I went through some very difficult times in my early 20s due to a divorce and multiple custody battles.

Long story short.I FOUND A PROPERTY IN THE ESTATE OF....RESEARCH AND FOUND PERSON VESTED IN THE PROPERTY.

I think it's hard to compete trying to sell a rehabbed 2 story 50- 100 year old property when someone next door is trying to sell a brand new 3 story with a roof deck for a relatively similar same price.

Long story short, we're technically buying at a -7% cap rate but feel comfortable being able to stabilize this asset within 3 years to have it running at around a 9% cap rate (based on our PP) with upside.

If not that, then I would like to cloud condo the 2 properties so I could sell them seperately down the road once I add second stories to them (that's a whole 'nother thread!).
