I know alot of out-of-state investors are looking into other market for reasons like cash flow, section 8, lower price point, landlord laws, higher ROI's and all the other factors you could imagine that would make real estate investing seem like a great idea!

@Alfath Ahmed I have heard good things about the current market in Columbus, however, cash-flow through buy and hold is what I am after currently.

Unless you are planning on acquiring 2-4 units with FHA financing, it is generally a bad idea to hold an apartment under your personal name.

Our mortgage rate is 3.9 so I dont want to sell the house and instead hold it for the long haul.

Only thing is other than personal finance, what other methods are there for funding, buy, rehab, rent out and hold type deals.
