The assignment ‘fee’ may be shown on the HUD1 (where both buyer and seller sign).

But the builders fees are determined by a percentage of the total cost, and I feel there is conflict of interest.

How will it go when they're late on rent and you have to call them up and make them pay a late fee?

Also what is the average management fee paid once over say a 12-plex?

Buying condos, you have to deal with association fees on top of mortgage.

Lists of expired listings, cash purchases, comps, etc. do you pay them a percentage of your fee once you close a deal?

Using the 70% Rule, my ceiling is at $126k, and with a wholesale fee and transactional funding, my ceiling is at $116k.That leaves us only $24k to cover repair costs, and I estimate repair costs to be above this.  

This is before the fee for the lender.  

I would like to use an attorney and an escrow company to ensure the contracts are written in win-win-win formats, to ensure that the tenant buyer is capable of purchasing the house within the next 1-2 years and if needed enters a credit repair program.If I am to apply an option fee of 3-5% can I also add the costs of the above services as part of the assignment fee?
