My thoughts/fears are, if I pay the rest of the bill then they will not be motivated to fix or remedy this.I feel awkward saying, "I won't pay you until after this is done", but that feels like the safest bet for my own best interests.

A couple of simpler remedies: 1) have your SPE ready at closing (special purpose entity, ready to go prior to buying a property and/or make your purchase contract assignable to an entity you will form prior to closing). 2) don't deal with a large bank just to get a .25% better rate.

Well, I went ahead and did my due diligence on the property by getting certified mold remediation costs, and then estimated rehab costs on my own (again, I'm a newbie) based on what demo/remediation was necessary, and lastly verified these estimated costs by getting estimates from 2 different GC's in the area.

You also might want to advertise through Meetup.com as there might be other investors out there that don't know about BP (which you should remedy at the meeting :) ) The problem with Meetup.com is I do believe there is a cost associated with it.As far as the format of the meetings we try to keep them fun and interesting and encourage new members to ask questions.
