Also the cabinet maker (does a ton of the cabinets for builders in that area) was already running about 4 months out he said as of 3 months ago when mine were ordered.

I posed these questions for your benefit more than mine, since all future opportunities will need the answers.As far as this property goes, once you input the taxes/insurance numbers along with the rent, I don't think there's anyway any type of financing, seller included, will make this deal work.
