This discussion is gold, love it, thanks for asking.Yes as others are saying, the figures really depend on what you are doing, what your end goal is, where you are working, and who you are working with.I initially paid a small fortune for a course that taught the 70% rule, but have been learning that it doesn't always work because the end profit $ amount can vary so much depending on the ARV value of the property.
