Most wholesalers are very generous and creative when calculating the ARV, and because of this, they are contracting properties for close to full retail and then trying to sell their contract for an additional mark up.

I believe that at the 5 year mark the condo would be renting for about $2K a month. 

Prices – flat to slightly down- Monthly home prices were down 2.2% compared to Dec '21, marking the second consecutive year-over-year dip.- Seasonally adjusted prices remained flat for the 5th consecutive month, 3.6% above one year ago.

I used to have a clause that said very clearly that I was in complete charge of every aspect of the job and the customer was not allowed to bring in their own contractors - unless in a rare case I would allow one if I checked them out carefully and added on my mark-up of 25%.It's not just insurance issues as @Adrian Lemus said, but it just screws up the schedule and gets into 'I said/you said' episodes, plus code issues.I had a customer bring in an alarm company without even telling me once and I arrive one morning to find their employee drilling a hole in a huge beam that we had just installed.

Hi @Mark GibbsWe used Stokes Lawrence (in DT Seattle) to draft a couple of contracts recently and were pleased with the experience.

Basically no 'self dealing' (no benefit between you and your SDIRA) and no benefiting a 'direct lineal descendant' - meaning can rent, buy from, sell to etc.. and parent, kid, etc....I used UDirect IRA Services out of California as the Custodian and Mark Kohler Law Office (google him on youtube) for the legal work.
