Not sure about Illinois law, but I doubt a landlord would need to wait for the probate process to commence or conclude before regaining possession of their unit.

Not sure what that would be as I doubt you'd have coin laundry in these units, so unless the $100 is a sure thing in your mind, I'd nix it.It may be tough to get the property down to $240k.
