The seller would be selling for more than an independent qualified (debatable on how qualified) party valued the property.

I was debating to get a real estate liscense but i didnt want to stay in the real estate game forever, i just wanted to earn some cash quick to move on to other ventures. 

While I do think Detroit is making great strides (the development of the downtown core cant be debated) the questions of how far the development spreads is fair.

I am debating turning the oversized garage plus a little of the other finished space into 2 bedrooms (walkout basement/garage so both would have windows), or leaving it unfinished as a garage.

Trust me, I've been debating halting the degree since I got to school, but I'm so far in at this point that I feel at this it only makes sense for me to finish. 

We can all debate over whether email is a proxy for a protected class, but in a world of $1k/hour attorneys the best defense is always being proactive and avoiding even the appearance of discriminatory behavior that sends countless DIY landlords down a path of litigation benefiting no one except the lawyers.
