Look at 2008.Looks like a good rough calculation; however, your purchase price itself at closing does not necessarily reflect your basis as you have to adjust for the applicable closing costs and credits.

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

As the bill is written at the date of this post, that would mean if you have a rental, you MUST allow pets, no exceptions, regardless of species, breed, size, etc. and you would not be allowed to ask about pets on rental applications.

If the tenant causes $800 in damages, I file a simple, online claim with Obligo and they pay me the $800 with no questions asked, then they pull the $800 from the Tenant's bank account or credit card.All my applicants are given a score and that score determines how big of a deposit they pay.

Still, and even more importantly, location of the property, competitive pricing, applicant pool, etc, these will all play into your ability to get the place rented.Since it sounds like your situation was one where you're acquiring a new property, Grace has the right idea with 2-4 weeks ahead of time (but I'd even still say give yourself as much time as possible because applicants may fall through; ex. someone backs out after going through the screening process and showing intent on signing, but never does, generally you want to know that information well enough in advance that you can still not find yourself in a pinch.
