The listing agent is saving you from wasting your, or their, time. 

If multifamily properties in your market are selling quickly and close to full asking price, then you're probably just wasting everyone's time.

I think BPO is a waste of time.

If they want me to move them loaded I can do that too.

Also, it's such a waste of time going around collecting rent in cash from tenants, seems like an archaic way of managing.

So far I've been able to download ream loads of data from our local real estate association, although that is county level data, it consists of market inventory , days on market, median sales price , foreclosure rate. 

Expense load breakdown: taxes, insurance, management, repair/maint/turnover, etc3.

One of my close friends is an appraiser, and has said people give him the most terrible comps, or justifications, it is usually a waste of time. 

I wouldn’t waste my time sending information to someone who does not have the ability to close unless their my came from a trusted member of my network.
