I've lived in my home since 2008 and we are looking to upgrade while keeping this home and converting it to a rental.

The bathroom floor is so soaked with urine that the entire subfloor needs to be pulled up and replaced, and a new floor laid down.The entire apartment is a mess, and full of old clothes and trash.It is obviously not in showable condition.So my question is this - since the verbal agreement we made was broken (not moving out the 15th, not providing pictures, and not leaving the place clean) do the terms of the original lease remain in effect?

Considering a duplex that is 53 years old, has not had plumbing or electric upgrade.

Upped the rents & sold off the two dinosaur coin ops.I upgraded my wife's laundry & we installed her 4yr old high end washer dryer for the tenants.

George Allen of GFA Management is a good source of this information as is JLT, a division of Data Comp.Often, a community owner buying a community will upgrade a community in order to justify raising rents.

The my rental house was broken into while the tenant was away for a brief vacation.  

On a somewhat unrelated note, I'm looking to make some condo upgrades before renting it out.

How much would you recommend budgeting for the upgrade?

It is very hard to get these deals though as the elite contractors have built their name as the people to call when individuals want to sell their house in areas where massive rehab/upgrades can be done or that house can be razed to build a new one.

I had full replacement coverage and was able to get good upgrades.
