Tamara:You sure you weren't renting to students ;-)It's not just Section 8 (here: Social Housing) that can neglect your property, the ignorance and self-interest of youth can also be a challenge ... as can pets.We have found that how you set the tone and ground rules during the application process and signing of the lease and how routinely you visit the properties (we reserve the right for quarterly visits) makes the difference between having the odd small problem or major issues.

I think the couple is uncomfortable living in the neighborhood and simply want to move to an area that better suits them, and are setting this up to get out of the lease.

Even if $3000 bills are infrequent, if you have enough properties, they're routine.

I know plenty of people who find comfort in the cube, the daily routine, and the grind.

A high volume, local wholesaler told me that if the low offer makes you uncomfortable, it's the right offer.

@Gary Clisele investing out of state as everyone else has stated is difficult unless you plan to make trips out to the areas your targeting on a very routine basis, as in every month or more.

Generally speaking, attorneys are just that, attorneys, they are not business people.I routinely see 'private lenders' doing 'Gap Funding' up to 100% of cost, or some other IMO risky lending.
