They are not usually buying on the MLS where there are no deals today.Their rehab costs are far lower than the individual because they have better sources for big ticket items like HVAC and other materials.

I would say that deals fall through on about 50% of the inspections that i perform on flipped properties because of these big ticket item being neglected by the flippers.

This compares with the widely viewed apartment data income and expense of 10%.Looks to me like while they are high on management fees they have avoided the big ticket items by having newer properties.

Normally when my rent comes in every month, I have 6-7k leftover after my mortgage payments and other expenses come out, I thought about throwing 90% of the leftover funds towards the HELOC balance every month, and use the HELOC as a checking account of sorts, mainly if I had some big ticket expense that I wasn't expecting, I would just transfer that money from the HELOC back to my main checking.
