But because I found a place I was happy to live in and make extra payment's every month while it was still owner occupied the refi 3 years after purchase price was easy and now it's the shinning star in my portfolio.

However, if I had access to investor money and had some experience and a track record I would invest in Boise and more specifically Eagle, Star and eventually Middleton.

Then, once you have several 5-Star ratings, you can raise the prices.

I have represented several buyers and helped them in acquiring, furnishing, getting their platform started, and creating their very own rock star vacation rental. ( I also just closed on three single-family homes in the Scottsdale market for my clients). 

Not going to give up but will need a true rock star agent and finance wizard.
