This also assumes the Park is on city water and sewer and not well and septic...As far as the stick home goes you should seek to purchase the property without it, but if you have to acquire it then yes using comps is the correct approach.

also the old furnace is so old it dont have some thing to mix the hot water like when you turn on the hot water it gets scalding hot this house don't even have circut breakers it runs off fuses

Here in South Carolina, before having a "meaningful conversation" about real estate with a prospective client, agents are required to first.....Hand out a copy of the SC Agency Disclosure Brochure Discuss the various "forms of agency" offered to customers and clients.Failure to do so can potentially land the agent and agency in hot water due to an Ethics violation.
