I received an offer to rent and need help deciding on what to do.

First off big thanks to @Joshua Dorkin, @Brandon Turner and the rest of the BP team and community, without the information I've received here I doubt I would've ever pulled the trigger.

In a situation where each one can not afford the entire rent on their own when one can not pay you will no longer likely be receiving any rent.If you are going forward with this, which is highly unadvisable (especially with family), I would screen each and if none can afford the unit alone then reject all applicants.

We will receive the refundable portion of the deposits as well as any pre-paid rent.

Its only in California I heard the rates being approx 150$ some receiving via the Escrow office $200.The Loan Signing Notary course is taught by an online guy and does it for a living making 10K a month or more. 

To complicate it even more, take it to 3 accountants - and you will probably receive three different results.
