I can understand the challenge the language barrier presents, especially when talking to brokers who want to know you are a credible buyer.

Regarding #6 I was more referring to when in the process do you present the LOI to the seller and what DD do you typically try to do prior to presenting the LOI.

Keep in mind Kyosaki--for all his claims of "making a lot of money in real estate and businesses"--has never provided anyone any information regarding what properties or businesses he has owned (present or past).  

IMO, I think the unit runs adequately and is habitable for the time being while I can figure out how to properly install a new unit It is important to note that because of so many issues to replace it properly were presented and no one offered an immediate solution, it took me too long to start fixing it.
