That has been shifting, I used to buy 100% auction, then 75%, now 50%, and I expect MLS might even climb further as auction volume reduces.I don't have the luxury of direct mail/bandit signs/ etc.

We have been planning to build a house on it next year but there is also demand and success in the area with smaller boutique style lodgings.  

Plus, you can always upgrade your bedding to include luxurious fabrics and colors that will make your room feel even more special.

I'm curious if anyone has suggestions for countries that may be a good fit, I haven't really looked into this before while traveling, although I've stayed in a lot of short term rentals while traveling in the region and I think I would like to try getting one that is fairly inexpensive, so I'm not looking for luxury type of real estate.

Well, there were none at the time that worked or made sense and very few options that fit into my long-term goals with my family so I pivoted and found a great luxury house-hack (pool house w/guest house) and to make the numbers work I got creative and began mid-term and then short-term renting it to boost the revenue. 

There is a definite housing shortage at almost all price points up into luxury.

Our families are considering purchasing a luxury rental that mirrors what we stayed in.  5br/5ba, very unique pool, outdoor bar, 2 blocks from the beach, 15 years or less old, granite, stainless, etc etc.  

The second is the LVREI Club and that happens at the Lehigh Lodge in Macungie also at 6:30 and is $10 at the door.

The more luxury it is, the worse is the appreciation.
