Two problems we've had with acrylic that were combined with the tub surround... tenant burning tea light candles on the soap dish burned a hole in the surround and another tenant couple (both overweight) who enjoy taking showers together caused the tub and surround to flex so it became detached from the wall.

What I do is if the location is right, the conditional property is right, the layout of the property is right, the existing financing payments are right, and the attitude of the sellers are right, then my job is to put together the deal structure that works for me, and I basically give the project the green light.

I can't tell you how many times a prospective tenant has whipped out a compass to see if the rooms/house face the "proper" way.You can ignore it, or worse, make light of it, and lose prospective business; or, you can roll with the flow...make lemonade out of lemons...Close the Deal.

If the walls themselves are not tight (almost a guarantee) look at putting gaskets behind switch/receptacle plates on external walls to stop drafts ... do the same with light fixtures if there is no effective vapour barrier to the attic.
